Chapter 03 Developer's organization and Marketing
1. Hotel Company Plan for Development
(1) Developers
The developer is the person or organization who initiates a project, bringing together the various resources needed to carry it out.
The extent of direction by the developer varies considerably depending on experience and the resource of expertise available.
Public agencies and established hotel companies usually initiate projects themselves and may directly organize surveys, select sites, instruct consultants, gather and coordinate information, prepare detailed briefs and document and monitor the programme.
Private developers often leave some or all of these functions to appointed professional advisers.
(2) Development strategies
Company development programmes require both internal and external organization and, in particular, will be affected by:
• company objectives, resources and stage of expansion
• availability of finance and the opportunity cost of capital
• availability of suitable sites
Internal company organization generally involves the stages shown in Figure 3.1.
